    Check A Trade states the average cost of a 20 m² home extension in the UK is £48,000 - £56,000 and can add 20% on to your homes’ value.

    If you’re happy with your initial estimate, we’ll then draw up a final quote that covers the full bill of materials.

  • Once your specification has been finalised and you’re happy to proceed with the quote, we’ll ask you to sign a contract so that we can provide you with a start date.

    It takes about 8 weeks from start to finish to hand over you brand new home extension.

  • You may not need planning permission if your plans fall under permitted development rights. In recent years, the government has relaxed planning rules regarding to extensions. The changes have given homeowners greater flexibility to improve and increase the value of their homes.

    Previously, without planning permission, you could add a single-storey extension of up to 3 meters in depth for an attached property and 4m to a detached house, these distances have been doubled. Considerations to include when building your extension are that single-storey rear extensions must not be longer than the rear wall of the original house by more than 3m (for a semi-detached house) and 4m (for a detached house). It’s maximum height must be 4m.

    Once planning has been achieved or permitted, our engineer will calculate and draw up plans that will provide exact specification and details of what is required for your extensions to be a structurally safe.

    Unless you’re in a conservation area, the General Permitted Development Order allows for extensions to be built on many homes without the need for any planning. The phrase used is the enlargement, improvement, or other alteration of a dwelling house.
